CapitaLand and UOL Group Limited and SingLand will be evenly splitting the stakes in the upcoming Tampines Ave 11 Condo joint venture, according to a press release on June 27. The joint venture partners revealed the project details which include a development of approximately 1,190 new homes and retail and community amenities to meet the lifestyle needs of Tampines North’s growing residential population.

The Tampines Ave 11 Condo is a highly sought after mixed-use development located in the heart of Tampines North. The site attracted three bids, the highest of which came from a joint venture between UOL Group, Singapore Land (SingLand), and CapitaLand Development. Their bid of $1.206 billion equates to a price of $885 per square foot per plot ratio (psf ppr), a 13.9% increase over the second highest bid. This was put forth by Pine II Commercial and Pine II Residential, which are subdivisions of Allgreen Properties, at a price of $1.06 billion or $777 psf ppr.

Occupying an expansive 545,314 sq ft of prime space in Tampines Avenue 11, this future mixed-use development promises to be an incredible experience. With an ideal blend of both commercial and residential spaces, the development will also feature a bus interchange, a community club, and a hawker centre, resulting in a seamless integration of different services.
